buyer and the price is negotiated, what do I do now? |
| STEP 2 : CONTACT A CELSA PROPERTY CONSULTANT

Contact a CELSA PROPERTY consultant
to set up an appointment with both parties. We will act as
an independent agent, giving impartial advice on all your
need to knows. We will provide an offer to purchase and facilitate
the transaction between parties involved. When accepted, we
will facilitate the conditions of contract to ensure that
it is met for agreement to be affected. |
| STEP 3 : APPLY FOR A BOND |

Obtaining mortgage approval from a financial institution
for the buyer. We will aslo submit and negotiate approval
and the interest rate with the bank or building society of
his/hers choice. It will take approximately 3 working days
for an approval in principle. After the seller accepts approval
and or offer, the bank will arrange for a valuation of the
property. If this meets the purchase price, a final bond approval
will be given. If all is well, we will forward a copy of the
deed of sale to the attorneys and follow up the instruction
from the bank to the attorneys. |
| STEP 4 : MEET WITH THE CONVEYING ATTORNEYS

On receipt of the instruction from the bank, the attorney
will draw up the necessary documentation for parties to sign.
The attorneys will request a municipal clearance certificate.
This amount is calculated and must be paid in advance, from
1 July to 30 June. The amount payable will be calculated pro
rata for each parties account, and is seller liable up and
to date of transfer where purchaser must pay in advance up
and to the 30 of June. The attorney will call on buyer to
pay the transfer cost, for this amount is to be paid to the
Receiver of Revenue, in order to get a transfer duty receipt.
We will upon sellers request, arrange for the electric- and
beetle certificate. When all conditions are met and fees paid,
the attorneys will lodge the transaction with the deeds office
after which the transfer will be affected after ±10
working days. |
